In this highly entertaining and informative book, Marty Boardman explains the four components of the fix-and-flip real estate business: acquisition, sales, rehab and capital acquisition.

Boardman uses specific, real world examples from his career to illustrate concepts and processes for successfully (and unsuccessfully!) flipping real estate. The book is essentially Boardman's own story: from company creation in 2002, to domination in 2006, to crisis/chaos/crash in 2008 (where he lost everything), to comeback in 2010.

The "mystery" of Boardman's "Biggest Loser" example is absolutely hilarious! Boardman received an immediate offer of $575,500 on a gorgeous flipped property ("Cosmos") in Scottsdale AZ but he decided to hold out for more money. The property had 55 showings over the next 45 days but zero offers. Stumped, Boardman contacted several of the agents who showed "Cosmos" and learned that, as one agent put it, the next door neighbor's "f-ing [non-stop barking] dog is costing you a till because the house shows great!" Boardman eventually sold the property...at a $35,00 loss.
